Ficus Audrey help #925440

Hello, My Ficus Audrey is not doing well and I don’t know what is wrong. It gets good light from the east and south, and doesn’t seem to be infected with mites or other bugs. It’s got to be a watering issue. I let it dry out and then watered it but maybe I watered it too much? Or too little? I have a water meter and watered when it was reading dry but maybe the roots way down at the bottom of the plant are wet? Or, maybe it needs more water? The leaves are quite droopy. Please let me know if you can help! I want to save this tree!!

This link includes general ficus tree care. If you scroll down, it discusses Audrey. 

It appears that the pot you have it in has drainage holes, but it is near a furnace vent. I cannot tell by the windows which way the windows face. The information indicates ficus ican be a "Drama Queen"
