Greetings OSU! I am the owner of a farm just outside Eugene, in seek of advice. We acquired the farm, which was a groomed, semi-luxury equestrian facility, in December of 2019, for the purposes of converting it into a recreation cannabis farm. Since then, as I’m sure you are aware, the cannabis industry has collapsed, and, since then, I pivoted to floriculture, continuing to downsize to the point where I only need limited acreage for my current work, which I am quite satisfied with. I always maintained the equestrian facility, mostly as-is, in the event the cannabis business didn’t work out.
As of now, I am strongly considering either selling the farm, which, according to a recent realtor’s assessment, has appreciated in value substantially, or exploring the possibility/realities of leasing the equestrian portion of the property, but I hope to find some clarity in this consideration.
I need acreage for my current work, which I love, and there’s no guarantee that I could find a similar accommodation elsewhere, but the property is expensive to maintain, it’s more space than we require, and the taxes are high… it’s been a long road to get where I am now, and we are running low on finances.
As I mentioned, we are right outside Eugene, only separated from the urban growth boundary by the McKenzie River, so ten minutes from downtown. It is very accessible, yet, when one is on the property, it might as well be in a rural countryside. To describe the facility, we have 27 acres total, with 14 acres of water rights. Most of the irrigated acres are paddock, and large fenced-in pasture. We have good-to-great soil, mostly Newberg sandy loam, with plenty of sun. Sitting in the middle of our largest pasture I built 18k square feet of top-quality Oregon-manufactured greenhouses, six 95’x 30’ houses total, which took intense and drawn-out litigation of Lane County’s planning department, along with permitting, flood plain flow-through design, and liquefaction testing to build. We have two wells, with 11 of the 14 acres on an irrigation/filtering system that can be remotely controlled via smartphone. The other portion is controlled via manual timer.
We have a large, very beautiful indoor riding arena, along with attached 10-stall stable, all cedar interior and stables, with dual hay lofts above. 12k square feet total. Included in that building is an office/mother-in-law suite, full bathroom, 30’ x 50’ showroom with vaulted ceilings and museum lighting, tack room, washing stall, and plenty of storage. We also have a large 1960’s-built very sturdy barn, in great condition, 35’ x 55’, with tool shop, 4 horse stalls, and hay loft above. Across from that there is a 40’ x 30’ tractor barn, with storage area and root cellar. We have a large outdoor riding arena, appx 90’ x 50’, which features HID show lighting, judges stand, dust suppression watering, all of which is raised, fenced, and features extensive drainage system.
There is also a 2-bedroom manufactured home, which has been renovated, which I lease, and a shop which has been leased to a metalsmith. Our home, a four bedroom, 2 bath, 1970’s ranch house, is also on the property, which we would, in the event of leading the equestrian portion of the property, continue to reside in.
We have vegetable gardens, about half an acre of mature orchard, and mature, irrigated landscaping throughout. For my floriculture program, we built eleven 80’ x 4.5’ cedar-lined raised beds in the very middle middle of the property, with six similar native soil rows planted with perennial herbs and flowers.
All this said, I am not by any means an expert or even knowledgeable about equestrian matters, muchless the industry in Oregon, or as a whole. I understand that the value in such a property could be considerable, but as far as the demand for such a lease, and how much the monthly asking price might be calculated, I have very little context. I am curious about how to even go about listing the lease for such a property, if the demand is there.
With the details considered, could you help provide us with some advice and guidance? We’d love to stay here, if possible, but rounding this corner is proving quite daunting, without any expertise. Thanks so much!!!

We don't have any current data about lease rates for specialized equine facilities as you've described. I encourage you to reach out to Dawn Sherwood, OSU Extension Equine Specialist as she might have some specific equine industry connections and insight to share with you. Also, I am aware of a couple of real estate agents in Lane County who specialize in equine properties. While, selling isn't in your plans, they may have connections about potential leasing as well.
