Variegated rubber plant problems #872326

Hello - I've had a variegated rubber tree plant for about 2 months and it's developed a few problems that appear to be getting worse. I noticed crispy brown edges so I just moved it to a less bright place, but have also noticed rusty-looking streaks on the undersides of the leaves (see photo). Also, the tops of a few leaves have scaley brown areas in the middle of the leaves (see photo). Many of the leaves have small brown spots, mostly in the white areas. Lastly, the 2 newest leaves were waxy and oddly colored (very bright green) and were very small (see photo). I would greatly appreciate any help you can provide in diagnosing my plant's problems. This is such a beautiful plant and I want to give it the care it needs. Thank you so much!

This type of damage to leaves is often a result of watering too much.  It can also be made worse by soil that does not drain well or no drainage holes.   I cannot tell the overall size but I would recommend that you check the roots for root rot.  The brown cracks may also be a symptom of overwatering.  When the plant gets too much water it can cause edema which breaks down cells.  When this overwatering happens it can weaken the plant which then becomes vulnerable to diseases. The following websites have suggestions for care of these plants and diseases to look for.
