Avocado Tree in distress

Good Afternoon, I have an avocado tree that stands about 20 feet tall. It has not produced yet and was hand grown from a seed. Lately the leaves have started to develop brown spots on all leaves and I have noticed an unusual white formation on the leaves. I have attached several photos. Any idea to what is going on? Hello and thank you for your expertise. Should I worry about the white scale spots on the leaves? Any suggestions on treatments for this condition. A spray of some sort or do I need to trim back? I do have 3 other smaller avocado trees in the yard. Should I be concerned about contamination?

Unfortunately, I am unable to see that the white spot is raised or not. If it is raised, the circle looks like a mealybug, another pest of avocados in Florida, discussed here: https://edis.ifas.ufl.edu/in815
