Lawn Disease in October

I have posted here before and many other sites and still no success. I was under the impression that it would go away after the hot and humid months would be gone. I had my soil tested which was good other than a bit high pH. My neighbors built their house same time period, same soil has No Issues. I know we had a difficult spring/early summer, but really....Why is this lingering on in fall late October? I just treated a week ago with Propiconazole 14.3 Generic Banner MAXX 1 listed below. Why does this keep happening and how can I over come this? You actually may be dealing with more than one pathogen. Leaf Ppot and Melting out have similar symptoms but manifest in different temperature realms. Leaf Spot at higher temperatures and melting out at lower temps. Using a systemic fungicide can help reduce the high disease pressure you are seeing but may require well timed and multiple applications (read the label). Cultural control is as important. This includes higher mowing height, avoiding excess nitrogen, thatch control, adjusting irrigation, et al. Take a look at the following links:
