Turf type identification

Hi there, I'm having trouble identifying the type of grass I have in the front yard of my new house. The front yard seems to be mostly a single type, which is where I'm most curious. The front yard get almost entirely sun if that helps. I've attached a couple pictures, but if I need to pluck a couple pieces for closer inspection, I could do that as well. My best guess was maybe Zoysia, but I'm really not sure.

Turf can be difficult to identify and we cannot be sure. Both tall Fescue and zoysia grow very well in full sun. Our best guess is that this looks like a tall fescue and there are many cultivars. However, if the turf browns in the fall (October) through mid May then it is a warm season grass, zoysia.
