Cost of leasing small acreage in Oregon

Hi there, Can you give me an idea of a fair rate for a SMALL farmland lease? This would be for 10 acres or less. I'm trying to fill in some blanks from my research

Land lease rates vary widely depending on location, soil type, irrigation, fencing, equipment or infrastructure included, and other factors. For bare ground a rough rule of farm is normally $400-600/ac/year for high quality irrigated land, and $100-200/ac/year for land with no irrigation rights.
