Elm tree is losing it leaves

Our elm tree's leaves brown and fall off as the growing season progresses. What could be the cause of this and how could it be treated? Neighbor thinks that we should cut it down.

I can't zoom in close enough to identify the species of your Elm (which can make a difference) or to see the pattern of damage on the browning leaves. I recommend you bring in a 12-18 inch stem sample of your tree that shows the damaged to the Denver Extension (888 E. Iliff; 720-913-5270) or get an arborist out to make a diagnosis. My best guess without seeing the damage is insects or weather.
