North facing slope

I have 3 1/2 acres of north facing slope that is currently planted in holly that has been sold commercially over many years. The trees are failing and I would like to replace them or lease the land to someone who could develop a commercially viable crop. Any ideas?

The 3 1/2 acres are north facing and won't get as much sun exposure as a south facing slope, this may limit your crop choice.
