Is this tree dying?

Don't know what kind of tree it is, but the leaves are spotted and turning brown and a lot of them are falling. August seems too early for fall shedding. Does it have some type of blight? Is it dying or is there something we can do to save it? We've lived in this house for 10 years and haven't changed the landscape but something is causing the leaves to wither. Can you advise?

We viewed your photos. We cannot say for sure but looks like the tree may be a linden. The foliage is showing a leaf spot. They can be susceptible to this in wet spring weather. No control is necessary. The tree can lose about 2/3 of its foliage and be okay. This late in the season there should be enough carbohydrates in the root system to put out new growth next year. Rake up the foliage when it falls to prevent any overwintering spores.
