Magnolia Tree problem

About two weeks ago I noticed my trees leaves were turning brown and falling from the tree. I have lived here for 10 years and never saw this happen before. I AM seeing flower buds today. But the leaves continue to fall off. Please see pictures. What is the problem and how to I help this tree survive?

Magnolias don't have much in the way of leaf disease. Therefore the problem may be environmental. Your tree may be experiencing stress due to dry conditions last year and now again this spring. Magnolias aren't particularly drought tolerant. It could also have a root problem.
