Maple tree disease

There is a very large maple tree in the yard of the home i am renting in rockville. It is losing leaves on several large limbs. Several large limbs are dead and have fallen off. Has been getting worse over 2 year period I have been here. Any ideas?

When subject to these problems the tree can be susceptible to insects and diseases but these issues are secondary.
