I see that August and September are the times to do all three. Do they they need to be swtaged iin a certain order and should their be a time interval inbetween? I would greatly appreciate your insight.

If you plan to aerate and fertilize together, the best time is September after the hottest days are over. Fertilizing during hot days can burn lawns. It is best to water in fertilizers and often September rains will do that for you.
Seeding is best separated from the above two. Seeds generally take from 5-12 days to germinate and start growing. You don’t want to burn new grass plants with fertilizer. Planting seed in mid September to early October gives it a good chance to put down roots before the ground freezes.
