What is wrong with my Magnolia Tree and my Maple tree? #878772

About a fourth of my Magnolia tree leaves started to turn brown around 7-1-24. Today 7-25-24 there are about a third or half brown leaves. There are white spots on the bark. I first noticed white spots on the bark of my MAPLE tree last winter which is near my magnolia tree. My maple tree leaves are not turning brown. Is the same thing affecting both tree's? Can I save the tree's? Should I treat the tree's? If I plant another magnolia, will it get sick as well? FYI- The sump pump is 10 feet from the magnolia tree and we have received a lot of rain this year. Both tree's are approx 30 yrs old. Pic 1 and 2 are magnolia. Pic 3 is Maple.

The white splotches on the maple bark are not what is on the magnolia. They also appear to be perfectly normal, however it can be challenging to diagnose a tree from a photo. It looks healthy.
