I believe this is leaf spot on a Magnolia tree. A good percentage of the leaves (at least 35%) seem to be affected in the last month. Do you think it's leaf spot, or if not, can you offer identification? Also recommendations for treatment. Too much is involved to remove leaves or limbs.
