Lantern Tree Dying? #877369

I moved into a rental 2 1/2 years ago that has some kind of 'lantern' tree in the front yard. This year (now) I see obvious signs of distress, maybe disease? There are many dead and dying limbs, lots of green/gray moss throughout, and this year I see a reddish-orange covering on the trunk. Also, the leaves are covered in red splotches but no signs of insects or other critters. It grows on a slightly sloping lawn. I've never watered it, as I'm not tree savvy in general.

Hi Kelly and thanks for your question and pictures of the tree in front of your rental house. I'm afraid it's not really your problem, but if you want a good diagnosis, you can call an ISA certified arborist to come have a look for free. You should get several opinions and then let your landlord know what they say, as it may cost some money to fix the problem. Here is a site to find some arborists:
