Oak tree leaves #876870

Hello, I cannot identify this problem by looking online. The undersides of leaves started out with getting a brown mildew like. Now leaves are curling. It affects the leaves on all branches at the end of the branch. Not all other oaks in the yard have it but at least half do. Any idea on what it is? Any suggestions on how to treat it? Thank you!
