That is brown rot and we are seeing a lot of it this year.

Remove ALL spoiled fruit ( on the ground and tree). You want to get rid of anything that has the mold spores on it. Bag them and throw it in your trash. Watch the tree for anything that may fall off and clean it up before the spores can get into the ground and re-effect the tree next year.
