South-facing "grass area" that is difficult to maintain anything #867451

We talked with our landscape guru, John, about the boulevard grass/weeds that are very close to 145th Street in Apple Valley. John said in addition to road and sidewalk salt and chemicals, the asphalt road and driveways cause the boulevards to get really hot and that also impacts the ability to grow grass. He pretty much said that whatever we do, it will not be a one time fix. He did suggest experimenting. John said that in all areas we need to remove the grass/weeds and put in some fresh topsoil. He then suggested that we seed one section, sod another and plant Zoysia grass in a third. Zoysia grass typically grows in warmer climates which may cause it to have a hard time getting established here. " Zoysia grass grows into a dense turf that resists weeds and stands up to wear. Zoysia is tolerant of drought because it has a deep root system that lets it pull water from deep in the soil in times when the rain doesn't come. Zoysia is also tolerant of salt, so it's a good pick for seaside areas." John will look at the area on 145th that we had blanketed last year. He will see if he can find other options for that space. He said the trees surrounding the area have made the soil very acidic and that makes it difficult for grass to grow. We have contacted the City of Apple Valley to find out about our irrigation water. If we amend or replace the soil, we will need to know what is in the water we will be using to make sure we are appropriately amending and fertilizing. I will send a photo if you'd like. We're not sure what suggestions you would like.  It sounds as though you have an expert helping you with your boulevard.  There are several publications about lawns, boulevard gardens, amending soil and the like on the U of Mn Extension website.  Please check them out and let us know if you have specific questions after that.
