Hi,
Our yard is washing out year after year and we are looking for advice. Our fence has washed out and is tipping over.
We plan to get a new black chain link fence and are looking for something plant along the fence where we have standing water to help absorb the water to prevent more washing out and to give us some privacy. We are also open to adding sand/dirt to help level our yard a bit or help with drainage. Our plan is to take away the black garden bed pictured.
We also have thistle weeds along the fence that we would like to get rid of. We have a dog and a baby that plays in our yard so we are trying to avoid the use of chemicals.

What is the stone field in the lower left of picture 231 for?
Can you give me a picture looking from the low point of the lawn uphill and put some markers (chairs, etc) to indicate the direction of flow.
I also need to know which direction is south.

The stone you see in the lower left corner is from the gazebo retaining wall that has fallen over due to the yard washing out.
The south east corner our yard is where the black edged garden bed is that we are planning to remove. The south side of our property is the fence on the right side of picture 137. The east side fence of our property is pictured in 219. This is where the ground is the most wet with the neighbor on the other side of the fence frequently having standing water (especially in the spring).
We are not on any body of water. There just seems to be poor drainage between the backyards of neighbors.
Thank you for your pictures. This is a major landscaping problem. You will need a professional landscaper to fix the drainage and runnoff from your property.

As you work with a landscaper, you should keep in mind that there may be an opportunity to create a rain garden at the lowest point of your property. Mettroblooms.org could help you with that but it can not address the larger landscaping issue.
