TAXATION QUESTION: SALE OF FARM I am so relieved to have found you here. I've been up since 4 am trying to find some answers to my questions on the internet. Perhaps you can help me? My family has an FLP. All the members have equal shares and all live & work together on our farm. The FLP owns the farm and it is our primary residence. We are considering a move to another state. We have spent over a decade developing this property into a beautiful farm from bare land (built a house, roads, outbuildings, planted trees, etc.) and there will be a large capital gain. Our plan would be to move to another large piece of property (which we already have picked out) that we would, once again, want to live and farm on. We would like to develop this new property and will likely greatly increase the value as we have with this farm (although, as with this place, our true intent would be to live there forever :) I have read all about 1031 exchanges and I had previously wondered if we could qualify. Obviously, the fact that we use the farm as our primary residence kills that idea. But I asked a lawyer my questions on justanswer.com and he referred me to the idea of utilizing a 1031 exchange and IRC §121 for the sale of our property. But now, when I research on the internet I see specifically how FLPs have not been able to qualify for IRC §121. So I have all these wonderful little pieces of information...but put together I can't see how it will work in our situation. Do you have any helpful information on this? Thank you for your time.

Wind and rain damage to trees and shrubs along Waianae coast, Hawaii

My large 100 ft. banyan trees were cut back severely. The previous six months they did not receive enough water due to unnoticed sprinkler system failure. Recent wind and rain have burned the leaves, and my banyans look like they are dying. Many trees along the Waianae coast look as bad as my banyans. Will my banyans recover?

Unknown tree/bush

What type of poultry is best for small flocks?

Hello there! I was reading your article about small turkeys. It says that technically there’s only one breed of turkey, but many varieties I guess you mean: there’s only one species of turkey, but many breeds. You may want to check your article, since at the end of it says: ask our experts! Mahalo

Food Preference

The School I work at does not cater to food allergies or food preference. The parent is to provide a substitute to what the child is allergic/ prefers to. Is their a form that I can make stating that they are responsible for providing these items for their child. or sany special wording that should be used?
