Need help with cash/flex rent contract

I lost my unfinished first effort hitting wrong key by accident so don't know if you got it. I have a small farm in Fremont County, hill land, good yields—corn 185 bu.acre this year, will plant soybeans next year. My brother wanted to divide our parents' farm we owned together, and I came out on the short end due to the creek, 120 acres, 97 crop ac. Contract: $190 ac +flex rent based on local grain elevator price Dec. 1 with $3.00 low limit. Only on that day corn prices dipped below $3.00 so I lost a lot. My sister's son and grandson (Montgomery Co.) farm it and I have kept the cash rent at a reasonable price, $170 ac. till two years ago, didn't plant corn the year prices were highest. I need to have a better way of determining the flex rent so I don't lose much of the time. What should I do? Thank you. I really would appreciate your help. I live in Oregon since moving from Lincoln, NE, to live closer to our sons when we retired.

Dead Zoysia Grass Lawn

Hi, last year we took a hit on a large portion of our lawn. It is Zoysia grass and I'm wondering the best way to replace the section hat is dead. About 50 ft by 10 ft long area. I will be going back with maybe Kentucky 31. Would burning it cut down on labor? Thank you.

FEMA /Flood Victims

I saw on the news that you were offering legal help during the flood. Our home was destroyed and we received word today that they will not let us go back and rebuild. We have not been told what sort of buyout we will receive and the early indications from other homeowners have not been promising. We met with FEMA today and they were there to take pictures. My question is if we are not satisfied with the buyout amount and appeal can they deny our request and give us nothing? We have already been denied an SBA loan as my husband is self employed, is there any other benefits we can apply for to help us rebuild elsewhere? This all just seems unfair that they could take our home and leave us with very little to start over. I'm praying that I may be asking these questions prematurely and they will compensate us for our loss but I would like to be prepared as to where to go from here.

The horses do not eat the fescue. What herbicide can be used to kill the fescue patches? Then the spots can be reseeded to grass the horses will eat. Thank you. R. McClure.
