My lodger keeps a messy room and I have to show it to new tenants

I just gave my roommate 30 days notice and need to show the room to potential new tenants so I can have someone move in the earliest possible date (so as not to disrupt the income flow which I really need). The problem is the room is a mess, smells and will have to be painted. As we are not on good terms, trying to get my tenant to keep it presentable and free of odor is unlikely.

I'm guessing this will turn people away and as I'm neat, I'm embarrassed to show it in this condition. Do I bite the bullet and give up trying to keep the money flow from being disrupted? In other words, wait till the tenant is gone to fumigate, paint and make it presentable? Or do I show it while the tenant is still occupying the room and assure them the room will look and smell great after the tenant has moved.

Watering garden with well water

Just like the question above I irrigate my entire landscape with well water. I had it tested. They told me it is not safe to drink. I’ve been watering my lawn and flowers etc. for quite a few years not a problem for growth. What I worry about is watering my vegetables then eating them I’ve been hand watering them with city water but the well water is now being used for the rest of the season through sprinkler system my house drinking water and shower water. Is city water. Thank you

Abtoes Blue redwoods

I have eleven abtoes blue redwood in my backyards and one is showing a lot of droopy limbs and some weird looking growths. We had a drought two years ago, thinking it could be stressed. I have a neighbor who hates them thinking he could be trying to kill them. I am afraid that the other redwood could be in danger. they are about 20 years + and have done great till know.
